The process
Eight steps, start to finish`

You get a marketing communication from us and contact us.

Request an offer
You fill out a form indicating you are interested in receiving an offer from us.

We set an appointment
We contact you to set up an appointment to discuss your property.

Your no-obligation offer
We present you with a no-obligation offer. Generally, we offer you two or three ways to acquire your property, in an attempt to find one or more ways acceptable to you.

Accept — or stay in touch
If you accept our offer, we send you a contract for signature. If you don’t accept, we set up a long-term follow-up a few times per year — we hope to do business with you in the future.

Off to your closing agent
We send your completed contract to a local attorney or title company of your choice, along with any agreed-upon money.

Closing
The attorney or title company closes the transaction as quickly as the documents can be pulled together, issuing us a title.

You get paid
The attorney or title company pays you the agreed-upon money.
Licensed General Contractors
Here’s another way we can do business.
Not every property is in peak condition — owners may be out of the area, have other priorities, or lack the time or funds to bring it up to its best shape. Because we’re licensed general contractors, we can do more than a straight purchase.
We can form a joint venture or partnership: you receive the purchase price for the property in its current condition, we do the necessary work, and the improved property is then sold for a higher amount. Because it sells in optimal shape it brings more money — and you get to participate in the upside.

Questions we regularly get about the process
What if I don’t need a fast closing?
We can schedule the closing to fit your needs. If you can’t sell the property until a particular date, or don’t want to close immediately, we can schedule the closing on the date you choose.
Will I get a low-ball offer?
You will get an offer that reflects the current value of the property in its current condition — not its optimal condition. As discussed above, we can also form an arrangement to bring the property to its optimal condition, with each of us participating in the upside.
